Determine Selling Price

Together, we will determine a pricing strategy designed to attract the strongest possible buyer interest while positioning your property at a price that reflects its unique value, market conditions, and overall selling goals.

Start Preparations

Once your pricing strategy is established, we will begin preparing your home for market presentation. This may include decluttering, completing minor repairs, and enhancing the home’s overall appearance so it is showcased in its best possible condition and allows prospective buyers to appreciate its full potential.

Develop a Marketing Strategy

I will design a customized marketing strategy tailored to your home, its unique characteristics, and its location. This includes, but is not limited to, professional listing presentation, targeted digital exposure, strategic networking, and outreach through trusted professional relationships to generate strong visibility during the critical early marketing period.

Evaluate Offers

Receiving an offer is an important milestone in the selling process, but the evaluation stage is equally critical. I will carefully review each offer with you, including the buyer’s financing qualifications and the overall terms, to help ensure the proposal aligns with your goals. If adjustments are needed, we can explore counteroffers or other negotiated terms to help bridge differences while maintaining your preferred outcome.

Accept an Offer

Once we agree that an offer meets your goals, I will review the proposed contract in detail to help ensure the key terms are properly structured, including the deposit, financing provisions, inspection rights, contingencies, settlement timeline, and allocation of customary transaction costs, among other important considerations. After both parties reach agreement, the transaction will proceed toward final closing.

Get Ready to Close

After accepting an offer, I will coordinate the remaining steps of the transaction, including inspections, appraisals, repairs, and any other agreed-upon items to help ensure a smooth path to closing. I will manage the process, communicate with all parties involved, and help confirm that every detail is properly handled as we move toward the closing date.

Close

You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. I will meet with the company closing the transaction to sign the final paperwork and go over any issues that have not yet been taken care of. During this time, you can also make plans with me to handle final details such as canceling utilities, cable, and lawn or trash services, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home.
